Inspection Services

Manufactured (mobile) House and existing construction - inspection services are as follows:

A. Industry Standards

     1. HUD 4000.1 Revised May/20/2024, I1.D.5, Pages 863 thru 867

     2. HUD-7487, Permanent Foundation Guide for Manufactured Housing,

          Dated September, 1996, Chapters 5 & 6 (New Construction)

     3. HUD-7 467, standards for existing construction shall utilize the following

          Section 101-2, Existing Construction, anchorages and footings shall meet

          the intent of herein standards; Section 101-3, installers shall adhere to city

          and county regulations and local building codes: and Section 101-4,

          designs not covered by herein standards shall be be prepared by a

           licensed professional engineer in the state of Texas.

     4. Manufactured housing is required to be designed as a one family

          dwelling and classified as real estate, thus local building standards

          and 2021 IRC or latest edition are required.


B. Site Inspection Requirements

     1. Addition, carport and garage: 2021 IRC, Section AE504; and HUD4000.1,

          Page 867

     2. Running Gear (Axles & Tow Hitches) HUD 4000.1, Page 865

     3. Pier Support: HUD-7487 Chapter 6; and 2021 IRC, Section R403.1.4

     4. Porch Roof, 2021 IRC, Section AE504

     5. Pier Support, 2021 IRC, Sections AEp02 & AE603

     6. Porch, 2021 IRC, Sections R311 & R·312

     7. Site Drainage, 2021 IRC, Section R401.3

     8. Skirting: HUD 4000.1, Pages 857 & 858; and 2021 IRC Section AE503.1

     9. Tie-Down Anchor, 2021 IRC, Sections AE604.2 & AE605

     10. Flood Zone: HUD 4000.1 Page 829; FEMA P-85, Second Edition

            November 2009; and NFIP Technical Bulletin 10/ March 2023.


C. Certification Reports

      1. Reports shall be prepared by a licensed professional engineer in the

           state of Texas and shall include evaluations of all the site inspection

           requirements with required repairs to be submitted to the client.

     2. When non-conforming standards exist a "Retrofit Bid" shall be

          submitted with the initial "Certification Report" to the client.

     3. Engineer service fee for the initial "Certification Report" shall be $385.00

         with payment through credit card or at site work.

     4. Upon completion of retrofit work a final "Certification Report" shall be

         prepared by a licensed professional engineer in the state of

         Texas, with an invoice submitted to the client and the buyer's mortgage

         company.

Modular House, (new construction), inspection services are as follows:

A. Industry Standards

     1. Texas Administrative Code, Title 16, Part 4, Chapter 70. 73

     2. Texas Department of Licensing and Regulation, Compliance Division Industrialized Housing and 

          Buildings


B. Site Inspection Requirements

     1. Foundation Inspection Report, IHB 230

     2. Set Inspection Report, IHB 231

     3. Final On Site Inspection Report, IHB 232


C. Reports shall be prepared by a licensed professional engineer in the state of Texas.


D. Engineer service fee for site inspections and reports shall be $1,200.00 minimum, with payment through credit card or title closing.

Conventional House, (New construction), inspection services are as follows:

A. Industry Standards

     1. 2021 IRC or latest edition

     2. Standards as required by local authorities.


B. Site Inspection Requirements

     1. Compliance Inspection Report, HUD - 92051

     2. Standards as required by local authorities.


C. Reports shall be prepared by a licensed professional engineer in the

state of Texas.


D. Engineer service fee for site inspections shall be $850.00 minimum,

with payment through credit card or at site work.


Conventional House, (existing construction), inspection services are as follows:

A. Industry Standards

     1. 2021 IRC or latest edition

     2. Standards as required by local authorities.


B. Site Inspection Requirements

     1. Roofs, 2021 IRC, Secction Chapter 8

     2. Foundations, 2021 IRC, Section Chapter4

     3. Exterior & Interior Walls, 2021 IRC, Section Chapter 6


C. Reports shall be prepared by a licensed professional engineer in the state of Texas.


D. Engineer service fee for site inspections shall be $850.00 minimum, with payment through credit card or at site work.
