Modular Mortgage Guide

How to get a mortgage for a modular home

1. Select a mortgage company that can illustrate manufactured and or

modular house finance experience.


2. Initiate a certification report inspection at least two weeks before

closing due to site conditions that may require retrofit modifications.


3. Conduct a flood zone investigation before initiating a certification report.


4. Manufactured houses that have been removed more than once, will

not qualify for FHA loans.


5. Manufactured house conventional loans can use TDHCA Standards

although some mortgage under writers may prefer FHA Standards.


6. Manufactured and modular houses that are missing installation labels should be replaced. Request a Letter of Label Verification from the


Institute for Building Technology (IBTS) or call 866-482-8868 or

email Labels@ibts.org.
